Dear Homeowner,

Occasionally, I am asked "Why would someone want to use a Realtor who is also a Professional Builder?"  It is a good question; one that deserves an answer. 

Here are five good  reasons to let us work for you, if you are a Seller:

     1.  First, Paul Billingsly and Randy Loving comprise two of the most capable agents in this area.  Listing and Selling homes in the Lucas, Fairview, Parker and surrounding areas are two things they do very well.

     2. We are getting more of our listings SOLD than any other Realtor in this area. And they are SELLING for a fair market price.  It's a fact...in the last year, we have SOLD the highest priced house (the only house $1M+ in Oakwood Estates, Fairview) in more than 2 years.  Incidentally, it is also a home that we built 8 years ago! AND, we have produced the SALE of the highest priced lot in Oakwood Estates, Fairview) during that same time period.

     1.  As professional Realtors® we insist on working with Buyers who sign a Residential Buyer/Tenant Representation Agreement.  This form accomplishes several things including:  For you the Buyer, it allows us to legally and ethically put our knowledge to work for you, represent you, and look out for your best interest-...all the while insisting that the Sellers pay the commissions involved in the transaction-which is standard and customary.  So, instead of both brokers working for the Seller (which they are obligated by law to do unless the Rep Agreement is in place) you actually have an advocate in the market place looking out for you, the Buyer, yet it costs you nothing!  Another reason, we stay plenty busy devoting our time to those who are sincerely looking to buy, and we can't afford to spend our time with those who can't make that commitment.  To do so would diminish the quality of service we give to those who do.  It makes for a win/win.

     2.   We have been working the Lovejoy ISD market longer than anyone else.  We KNOW it!

      3.    All of our agents are professional, knowledgeable of this market, and recognize trends when they develop.  We encourage "digging" in, and knowing what is going on-and it shows in their performance.  Further, we insist on the highest ethical standards.  Also, we promote further continuing education.  If we don't know an answer to your question, we will always go find out what you need to know.  It might cause us to lose a deal, but we will never knowingly mislead, or omit pertinent facts just to make a sale.  You have our promise on this.

     4.    We are qualified to help you with issues that might arise during the purchasing process.  Many times, other real estate practitioners contact us with issues that need addressing concerning the inspection process after a home is contracted for.  Having been home specialists in this market for 30 years, many times, in reference to a home that we have built, in a subdivision that we have developed, we are called in to explain, identify, and answer questions for Buyers.  That being said, we are keenly aware of any construction issues, Restrictive Covenants, City Codes, or other issues that only a builder/developer might know.  Again, this works to the Buyer's benefit.

     5.   Finally, and maybe most importantly, being homebuilders and  developers give us a keen insight into "what else is going on" in this market (i.e. new subdivisions, land prices, and other variables) that might dramatically affect the value of the listing or purchase that you are contemplating.  We are connected to the other builders and developers-and are able to communicate to them in their language.  A complete understanding of the "big picture" might alter the way you go about making your move.  Again, this works to the Buyer's benefit.
