How it Works:

We will list your property for 1% of the Listing Price, with a $3,000.00 minimum. Here’s the catch:  You pay the Listing Fee when you list, and pay the Buyer’s Broker his commission at closing.  You might be asking, “Why would I want to pre-pay?”  Well, let us give you a couple of pretty good reasons.

Let’s assume that you have a property to sell for $500,000.  Your choices would be to pre-pay a $5,000 commission to Paul Billingsly Family of Realtors, or you can wait and pay $15,000.00 to another Selling Broker at the closing table.  That’s a savings of $10,000 that goes directly to your bottom line.  (I suppose that if you thought it wasn’t going to sell, you would rather take the chance of having to pay three times as much?  Or in the alternative, that $10,000 would pay for that once-in-a-lifetime round-the-world vacation, which you can take, or we will take for you-your choice!)

We can really roll up our sleeves and help you get your property SOLD.  We don’t get put on the spot by being asked, “How much do you think you can sell my property for?”  This is one of the most dreaded questions that Realtors face at a listing appointment.  Let’s be honest:  Sellers want Realtors to quote them the high price, so their commissions are covered, and the Seller gets “his number” (am I not telling the truth?).    On the other hand, Realtors want to give them a realistic price that will, 1) cause the Seller to give them the listing, and 2) will actually sell for. (After all, under the old system the Realtor doesn’t get paid unless he gets results.)  This creates unnecessary stress, and doesn’t promote healthy, frank discussion of a realistic sales price.  Now, with our BlueBirdProgram, our agent can show you the comparable sales, suggest a realistic List Price that will cause it to Sell, and make recommendations as to what you need to do to sell your home, and let you decide how much to list your property for.

This primary Listing Agreement is for one year.

Additional quarterly extensions would cost you 1/8 of 1% of original Listing price.  So, for example, if this property hasn’t SOLD in 12 months (and we would highly suggest you look at the data, and adjust your listing price if that happens!), if you had a $500,000 home, and you paid the $5,000 up front listing fee, you could re-new for an additional 90 days for $625.

We provide a professional quality *.pdf designed flyer for you to print, and make available to all agents that show your home.  When you need new fliers they will be as close as your personal computer.

We provide a “Paul Billingsly Realtors For Sale” sign.  If requested we will furnish a “flyer box”, to put your flyers in.

We will take professional quality pictures of your property to place and promote your listing on pblp.com, MLS, and Realtor. com.

 We provide “enhanced” listings on Realtor.com.  This provides a link back to our web-site, www.pblp.com, where your home will receive more traffic and interest.
