De-Personalize: You
might not have considered this, but removing
personal items such as family portraits & other very
personal items will put the Buyer at ease, and feel
less as though they are invading your property.
Hint:
When prospects view your property, it is not “your
life” that they are buying, but rather trying to
visualize themselves/their family living there.
Un-clutter: Probably
the #1 problem in marketing. The “stuff” you have
become used to lying around, causes the house to
feel un-kept, and less maintained. Even if it means
taking the clutter to a mini-warehouse, it will be
time & money well spent.
Clean: A clean house is
inviting, and evokes an emotion of “This is how I
want to live”. Particularly noteworthy are clean
windows, a clean kitchen (don’t even think about
leaving dishes in the sink), and of course, clean
bathrooms. The sense of smell is a powerful
motivator!
Straighten up the yard:
Freshly mowed grass, edged sidewalks, shrubs trimmed
and pruned, and of course, flowers in the beds, as
appropriate. Additionally, if you have a tree with
low branches, have it pruned. In the backyard, do a
realistic assessment. Is the fence broken, look
dingy? Is you adult kid’s rusty swing set still
“there”? Put yourself in a Buyer’s shoes, and ask,
“If I looked at this house, would it meet my
expectation levels?” Then, trust your instincts. The
drive-up appeal of your home can make it or break
it. You would be surprised how many times people
pull up in front of a house for a viewing, and tell
their agent, “Let’s keep going!” Don’t be a
statistic.
