How do we do it? |
|
The internet and
technology has made buying and selling real
estate an easier process for the public. No
longer is MLS information a closely guarded
secret. The consumer can now go on our website,
pblp.com ,
Realtor.com and have full access to the
pertinent information that they need to find the
houses they would be interested in buying, or
screening the properties that would be their
“competition” to sell against. Why should you
pay us to search for properties, when you can do
it on your computer, on your time? (Hint: You
shouldn’t!)

Intermediary Transactions / Dual Representation |
|
In Texas, it is
legal for the same office to represent both the
Seller and the Buyer. In such cases, we assign
different agents to handle the negotiations for
each party, to insure a fair transaction. Under
these circumstances, we would represent the
Seller either on the
Bluebird program, or as a standard 3% listing
agreement, depending on which program the Seller
had chosen at the time of the listing.
The Buyer, also, would be represented as a
Bluebird Buyer, subject to the terms and
conditions of the
Bluebird Buyer’s Agreement, or as a Buyer
using a standard Buyer’s Representation
Agreement, which should be executed at the time
of the property search. Both parties are free to
choose which program they want to use. However,
the same diligence is given to both parties to
maximize the results that they are seeking,
regardless of which program they have chosen for
the search process.

Seller’s or Buyer’s satisfaction with a 100%
money back guarantee!
For Seller’s we
guarantee that we will provide every aspect of
marketing exposure that is included in their
BlueBird Seller’s Agreement, or we will gladly
refund their 1% Listing Fee. For obvious
reasons, the only exclusion to this guarantee is
the reason that their property didn’t sell,
which might be the result of over-pricing,
market conditions, and other reasons beyond our
control.
For Buyer’s we
will provide a professional, courteous
representation for them in the negotiation and
purchase of their property. We will provide all
the services outlined, per the terms of the BlueBird Buyer’s Representation Agreement, or we
will gladly refund their deposit.
All refunds must
be applied for within 3 days of closing.
It is the policy
of Paul Billingsly Realtors that we want ONLY
satisfied Sellers and Buyers to be represented
by us.
