How It Works:

Under the old 6% standard commission schedule there has been a misunderstood relationship between buyers and Realtors, re: the value of Realtors time.  This has caused a lot of “game-playing” by both sides, both trying to maximize their investment of money, or time if you’re the Realtor.  But here’s what really happens: The Buyer feels that since they are paying the Realtor a windfall salary to “show them around”, they have earned the right to look at every single property this side of the moon, that “might” fit their parameters, not really thinking it was costing them anything, and Agents privately complain that customers “actually want to be driven around all day, fed lunch, etc. for 8 weeks, before they make a low-ball offer.” Or, even worse, sometimes they go to another agent to make the offer?  Can’t we see what’s wrong with this picture? 

 With Paul Billingsly Bluebird Program, we reward Buyers who can find their own property to buy via the internet, and we concentrate on helping the Buyer succeed with negotiations and contract management. 

 So, let’s do it differently.   

We will return 2/3 of the 3 % Buyer’s Agent commission ($3,000 minimum - saving 2% of the purchase price, or $12,000 on a $600,000 property) to you after closing, if you will work with us, as follows:

1)  Call us if you need help to get started.  We’re here to help.

2)  Search our website, pblp.com, or go to Realtor.com, and find the properties that you want to view. 

3)  If needed, call us, or e-mail us your questions at Questions@pblp.com  about the properties.  We will quickly follow-up, get you the answers, and then you can decide if you want to view the properties, or not.

4)  E-mail us at LetsGoLook@pblp.com, and let us know which houses (include MLS#) that you want to view, and what day you want to visit the properties.  We recommend that you limit it to not more than 5 houses, depending on geographical location relationship.  We will meet you at our office, provide transportation and licensed Agent for the day.  (You might get to ride in the Paul Billingsly Realtorsmobile!  But, unfortunately, we can’t guarantee it.  There is a strong demand for it, and to-date we only have one.)

5)  We will handle the set-ups, availability, and coordination of our day together, to provide you a relaxing, enjoyable day of viewing homes.  Lunch is provided.  The day will start at 9:00 am, and continue until 4:30 pm.  (We enjoy being with our families in the evening, but can arrange to be out later, if absolutely necessary, for an additional cost) The cost of this day of viewing is $350.00.

6)  We will handle all communications, and provide full Realtor services including contract writing offer, handle all negotiations, and provide representation all the way through the process, including the closing table.  (Usually we do the closings at our office).

7)  The 2/3 of the Buyer’s Agent commission will be refunded to you within 10 days of closing, or those monies can be applied to the purchase of the home at the closing table.
